Booking terms

These terms apply to every booking made directly with Flow Stays. By booking you agree to them.

Booking and payment

  • A booking is confirmed when we have received payment and sent you a confirmation.
  • Prices are per night for the whole home and include linen, towels, wifi and utilities. A cleaning fee is shown before you pay.
  • Longer stays may be invoiced monthly in advance.

Cancellation

  • Cancel at least 30 days before check-in for a full refund.
  • Cancel between 30 and 7 days before check-in for a 50% refund.
  • Cancellations less than 7 days before check-in are not refunded.
  • If we have to cancel, you receive a full refund.

Security deposit

  • We take a refundable security deposit of £100 before arrival.
  • It is returned in full within 7 days of check-out once the home has been checked. Damage beyond normal wear and tear, or extra cleaning, may be deducted, and we will tell you what and why.

Check-in and check-out

  • Check-in from 3pm by lockbox. We send the code on the day of arrival.
  • Check-out by 10am. Later check-out may be possible by arrangement.

Your stay

  • The maximum number of guests shown for each home must not be exceeded.
  • No smoking inside any home. No parties or events.
  • Pets are welcome at all our homes by prior arrangement only.
  • Please treat the home as you would your own.
  • Our homes have exterior security cameras at the entrance for everyone's safety. There are no cameras inside.

Liability

  • We are not responsible for loss of or damage to guests' belongings except where caused by our negligence.
  • Nothing in these terms affects your statutory rights.

Who you are booking with

Flow Stays is a trading name. Your contract is with the company that owns the home you book:

  • Gilburn Homes P1 Ltd (company number 14080387) for our Barnsley town centre home on Denton Street and our Sheffield family home on Marlcliffe Road.
  • Gilburn Homes Ltd (company number 12362989) for our Worsbrough home on Park Road.

Both companies are registered in England and Wales, with their registered office at 167–169 Great Portland Street, London W1W 5PF.
